Two minutes: how the pricing engine makes one night's price.
Chapter 1
One base rate sets every price
Set the price of a room for one guest on a normal night. Every plan and every extra guest follows it through a plan adjustment, so one change moves every price.
Your base rate
₹3,900
Room only, one guest, a normal night.
Plan adjustments
Extra guests
| Plan | 1 guest | 2 guests | 3 guests |
|---|---|---|---|
| Room onlyfollows the base | ₹3,900 | ₹4,300 | ₹5,850 |
| With breakfast+₹200 a guest | ₹4,100 | ₹4,700 | ₹6,450 |
| Breakfast and dinner+₹400 a guest | ₹4,300 | ₹5,100 | ₹7,050 |
| All meals+₹600 a guest | ₹4,500 | ₹5,500 | ₹7,650 |
12 prices from one base rate
Show breakfast as a small step up from room only. A guest who sees it for a little more often adds it, and that meal is money the room alone would not have made.

Chapter 2
Demand moves the price, inside your limits
Rooms sold, days to arrival and the day of the week move tonight's price. Your floor and ceiling always win. The next chapters use the price you set here.
Tonight 14 of 20 rooms are sold, 5 days out. The engine publishes ₹4,450, between your floor of ₹2,950 and your ceiling of ₹5,650.
14 of 20 lit · 70% sold
- Your base rate₹3,900
- Rooms sold₹4,056+4%
- Days to arrival₹4,218+4%
- Weekday₹4,471+6%
- Your limits₹4,471inside your limits
- Published₹4,450≈ ₹4,471
Example rules for one room type. Your own floor, ceiling and rules replace them. The engine runs every hour and again on every booking, and never moves outside your limits.

Chapter 3
Two prices leave the building
Tonight's price goes out twice. OTAs get it with a channel markup that pays for their commission and their sales. Your website gets it with a discount, so it stays the cheapest place to book.
Added to what the OTAs show. It covers their commission and the discounts they run.
Taken off what your own website shows.
Use the rate in your own contract. You will find it in each OTA's extranet.
Tonight's price
₹3,900
From chapter 2
Guests who compare see your website cheaper by ₹800. You also keep ₹10 more from each direct booking.

Chapter 4
Find a rate gap and fix it
A rate gap is when the same room, dates and guests cost less on an OTA than on your own website. Guests find it in one search. Here is one, and the fix.
A guest searches: same room, same night, 2 guests
Booking site A is ₹100 cheaper than your website. You pay commission on bookings you could have had direct.
Why prices drift apart
The fix: one percent on that OTA's rule
Percent = (the price you want guests to see ÷ the price shown today) − 1
(₹4,500 ÷ ₹3,600) − 1 = +25%
In ZimmerStack this percent goes on that channel's own rule, and the next update carries it. Your other channels and your website stay as they are.

Chapter 5
See what guests pay for your hotel
Type your hotel's name and town. We look up the prices guests see on Google Hotels for up to four nights, check where your website stands, and an AI writes a short read of it. Then load the numbers into the lab.
What you just learned
Each line ticks when you try it above. The real Pricing Studio does all of this on your own rooms, and sends prices out within the hour.

Questions about pricing
Can't find yours? Call us. A person who has worked a front desk picks up.
Ask us directly →What is a base rate in hotel pricing?
The base rate is the price of a room for one guest on a normal night. You choose it. Every plan, extra guest and channel price is worked out from it, so changing the base moves every price together.
How do rate plans work with modifiers?
Each plan follows the base rate through a plan adjustment: a percent, an amount, or both. Breakfast might add ₹200 a guest and a second guest might add 10%. You set the rules once instead of typing every price.
Why should my website be cheaper than the OTAs?
Guests compare before they book. If an OTA shows a lower price than your website, they book there and you pay commission. A channel markup on the OTAs and a small website discount keep your own site the cheapest place to book.
How do I fix a rate gap on one OTA?
Find the price that OTA shows today and the price you want guests to see there. The percent to set on that channel's rule is the wanted price divided by the shown price, minus one. Your other channels do not change.
Where does the market read get its prices?
From public prices listed on Google Hotels for your hotel, for four stay dates. An AI writes a short read using only those numbers. Prices change often, so treat it as a starting point.
Is the pricing engine a paid add-on?
No. Dynamic pricing is included with the PMS and Channel Manager on the Growth plan and above. You set the limits, and the engine prices every night inside them.
